Sub-divisions (two dwellings) and owners corporations

Are you planning to sub-divide one block into two and build on both? Or are you thinking about buying a townhouse within a two-lot subdivision?

You should know that an owners corporation will probably exist, but that special rules apply and you’ll be exempt from many of the usual provisions of the Owners Corporation Act.

The obligations of owners in two-lot subdivisions are generally limited to maintaining the common property and any services that apply to each individual property. Fees may still be levied from the two owners to pay for these services.

You can read more about it at Consumer Affairs Victoria. If you have any queries relating to a specific two-lot subdivision, head to our Advice Centre and we’ll give you a hand.
